Description:

The person in this position will be responsible for all aspects of project management for assigned projects, coordinated with the superintendent and foreman for each project.  This person will handle the project management tasks of a successful estimate (awarded) from pre-construction through punch-list and substantial completion.  These tasks include ordering all major materials, conveying all necessary information to the appropriate superintendent and field foreman, handling all change requests, and other project management duties.

Responsibilities:
  • Manage projects in cooperation with operations superintendents

    • Pre-construction phase

      •  Enter and keep job information up to date including labor breakdown (if appropriate)
      • Review job with estimator and operations
      • Be the lead on our contract negotiations process
      • Coordinate creation of design drawings, if design/build job
      • Buy switchgear, fixtures, systems and special equipment using SEC’s Purchase Order process
      • Develop, organize, and review electrical submittals to comply with contract documents and estimate. 
      • Negotiate related differences until submittals approved
      • Print out bill of material with details and pricing for superintendent and foreman
      • Order Insurance Certificate
      • Order Payment and Performance Bonds (if needed)
      • Negotiate any subcontracts needed
      • Arrange to get extra sets of latest plans to be used for construction and as-built drawings.
      • Prepare a set of specifications for the foreman
      • Get necessary permits
      • Coordinate with appropriate utilities
      • Assist owner in signing up for necessary utilities
      • Provide schedule of values for General Contractor considering billing requirements from estimate
      • Obtain, review, and provide feedback on construction schedule to General Contractor and Owner
      • Review shop drawings of related trades for variances from bid documents and note and changed requirements
      • Apply for any changes required
      • Attend all pre-construction meetings
      • Suggest cost saving alternative materials or methods
      • Work with superintendent on job trailer
    • When construction begins
      • Review the job with the superintendent and foreman
      • Work with superintendent on material delivery, storage, and schedule
      • Attend job meetings
      • Update job information with any changes
      • Review incoming invoices and job cost information
      • Review and approve monthly invoices to customer
      • Facilitate constant communication with operations
      • Visit job site regularly to verify work done vs. estimate, look for change orders or places where work done differently than estimated
      • Work up prices for change orders
    • As project nears completion
      • Review and comment on punch list issues
      • Facilitate resolution of punch list issues
      • Put together operations and maintenance manual
      • Finalize as-built drawings for submission
      • Prepare warranty documents
      • Package all information needed to facilitate warranty and future maintenance needs
      • Close out project
      • Conduct job post-mortem meeting
      • Archive all job information
  • Manage Projects in such a way as to exceed both the customer and the owner's quality expectations and to minimize the cost
  • Work to build repeat business with owners, tenants, general contractors, sub-contractors, vendors, factory reps, utilities, and governmental agencies


Qualifications:

REQUIRED: 

  • Some experience as a Project Manager (we will consider less experienced candidates provided they can demonstrate their willingness to learn, flexibility, pleasant demeanor, and superior intelligence)
  • High School/GED
  • Strong computer skills (Word, Excel, Outlook, etc.)
  • Good with paperwork
  • Attention to details
  • Current drivers license
  • Reliable vehicle that can be used for business
  • Strong code of ethics
  •  Leadership skills
  • Service oriented, good “people skills”

PREFERRED:

  • Two or more years of experience as a Project Manager
  • College degree
  • Training in project management
  • Basic understanding of the National Electric Code
  • General knowledge of the electrical field
  • Familiarity with electrical materials and construction methods, including requirements for different construction types
  • Familiarity with computer based estimating systems
